Inspecting an older attached home: roofs, facades, basements and sewer lines

Quick answer

Older attached homes are built differently from detached suburban houses. A thorough inspection looks at the roof and flashing, brick or stucco facades, the foundation and basement, original plumbing and the sewer lateral. A sewer scope is usually well worth the cost.

Roof and flashing

Flat or low-slope roofs need regular maintenance. Ask about the age of the membrane and where flashing meets neighboring walls. Look for staining on top-floor ceilings.

Facade and masonry

Look for cracked mortar, bulging bricks, failing lintels and old coatings that trap moisture. Repointing is a normal maintenance item, but the extent of damage affects cost.

Basement and foundation

Check for efflorescence, stair-step cracks and signs of past water. A dehumidifier in the corner is a clue worth asking about. Ask about any waterproofing warranty.

Plumbing, electrical and heating

Original systems may remain: galvanized pipes, fuse panels or radiators. None are automatic deal-breakers, but they affect your budget.

The sewer line

Older clay or cast-iron laterals can crack or be invaded by roots. A camera scope shows the condition; ask who owns and maintains the portion in the street.

After the report

Prioritize safety and water issues, then ask your agent how to negotiate. See the closing timeline for when to request repairs.

Frequently asked questions

Should I attend the inspection?

Yes. Seeing issues in person and asking questions helps you understand what is cosmetic and what is structural.

How much does a sewer scope cost?

Typically a modest fee relative to a purchase; ask your inspector for a quote.
